The saddest part in the book is definitely the part where you think that Pippin actually dies at the battle before the Morannon. I nearly cried when I read it.
In TTT it was the scene when Frodo talks to Smeagol about his past and when Stinker is debating with Slinker. Everyone around me laughed at Gollum in the theatre, but that scene was one of the saddest I'v ever seen in a movie.
