Nice pitch, Maril -- you should be a Middle-earth realtor! You almost had me until I found out that it's impossible to get insurance that would cover the odd Mûmakil stampede. It would be just my luck to get a fixer-upper into decent shape only to have it crushed flat by iron-shod oliphaunts. Freeloading off of Elrond is looking better and better.

BTW, there's no need to get overly paranoid about occasional off-topic banter, comments, and questions. I think it's the threads that start off or veer off into swamps of complete and irretrievable off-topic-ness that we'd like to curtail.

P.S. - Rose, appreciate it if you'd take a few moments to chop that sig down to three lines or less. Thanks.
